The housing market in southern Utah has been very busy recently! Houses are being sold and purchased so quickly that it’s hard to keep up. If you are looking to sell, here are some great ways to increase the value of your home for a quick sell!
Interior Renovations
These are big changes that make a big difference. Here are some larger home renovations that can increase the value of your home: installing real wood floors or tile, having granite or marble countertops, and fixing holes in walls. Replace old carpet with new carpet or hardwood.
An obvious addition in value would be to add square footage to the home, so if you are feeling confident, add a walk-in closet, half bathroom, or pantry. You can also finish unfinished rooms and add value. For example, if you finish an unfinished basement, your home value will increase.
Exterior Renovations
The exterior of the home, or “curb appeal,” is very important considering this will be the first thing potential buyers will see. Mow the lawn, fill in the grass, and trim bushes before buyers come. Some ways you can increase the value: plant trees, re-paint the house a popular/neutral color, create a patio using cement or wood. Planting flowers is never a bad idea. Replacing roofs takes time and money, but the increase in value is worth it!
Small Renovations and Updates
You don’t have to knock down or build walls to increase the value of your home! You can increase the value of your home by simply making it more appealing. Update hardware, faucets, and sinks. Get new light fixtures. Repaint baseboards and doors. Paint your walls popular and neutral colors like white, beige, and light gray. Scrape off the “popcorn texture” from your ceilings. Remove old wallpaper. If possible, stage your home. Look for ways to make the rooms look bigger, use rugs and accessories, and make it feel comfortable.
Bathrooms and Kitchens
Bathrooms and kitchens make the biggest impression on buyers. An outdated bathroom or dated kitchen can make or break someone’s opinion on the house. If you are going to spend any money, spend it on those rooms! Focus on updated hardware, sinks, countertops, and faucets. Newer and energy-efficient appliances greatly increase the value of a home.
Inspections
Take time with an inspector to ensure everything is in good condition. Buyers will have an inspector come in later anyways and you wouldn’t want to find out you had termites when your house is already on the market! Take care of those issues before it’s on the market.
